Already have a home loan for my 2BHK in Indirapuram, but this upgrade decision is tougher than I thought. Everyone hypes up Ghaziabad villas, but I think the under-construction gamble is just not worth it for end-users. I'm looking at Skardi Greens Phase 2 for a 3BHK and MNG Smart Villa. Skardi ka price range around ₹79L-₹1.4Cr hai, MNG ka ₹1.98Cr. Both ongoing. Is the premium for MNG Smart Villa really justified when delays toh dono mein ho sakte hain? What's the real risk of getting stuck? And builder log super area toh bata dete hain, but what about actual carpet area efficiency? Will MNG Smart Villa actually give that much more usable space vs a 3BHK in Skardi Greens for such a huge price difference? Builder ka track record kya hai for timely delivery? Change my mind.
