Just got possession of my 2 BHK at SLS Elite Homes last month, finally! Paid around ₹65L for it. Main toh investment ke liye liya tha, ab ROI ka sochna padega. Builder was quoting ₹55L pre-launch, I think, so capital appreciation kitna expect karein ab? What's the actual rental yield people are getting here? Property managers toh high figures bolte hain, but ground reality kya hai? 20-25k per month mil jayega kya for a 2BHK? Also, resale market kitna liquid hai? If I need to exit in 5-7 years, will there be enough buyers? Koi secondary market activity ya data hai kya? Am I overthinking this, yaar? What's your experience?
Been looking for 8 months now and it's getting exhausting. I'm trying to decide between SLS Elite Homes (completed) and Bhima Blue Bell, jiska status abhi bhi 'null' dikha raha hai. Matlab, under-construction risk hai. I know what builders don't tell you, but is Bhima Blue Bell's possession risk worth it? Completed projects mein bhi total cost of ownership bahut badh jaati hai. Stamp duty, registration, interiors – kitna extra lagta hai, yaar? Kisi ko experience hai kya in projects se?
Honestly, kids moved out, low-maintenance flat needed. My discovery for SLS Elite Homes: never trust renders for amenities like clubhouse or kids' play area. Always ask for *actual* photos/videos. Promised vs delivered can be vastly different. What else should seniors verify pre-possession regarding elevator quality ya water tank capacity? Important.
Honestly, I'm a bit disillusioned with how green spaces are marketed vs. reality. Looking at 3BHKs, maybe SLS Elite Homes. The price jump is huge, so I need real opinions. Brochures show lush gardens, but often it's just a tiny patch. What's the actual open space like in newer projects? Is the greenery well-maintained, or just for show?
Okay I'll be honest — I completely missed asking about *visitor* parking allocation during site visits. For SLS Elite Homes, they promise resident spots, but what about guests? Is it a free-for-all, or managed? Also, those smart security systems... do they truly work day-to-day, or just for show? Looking for a truly manageable, secure place now that kids are gone.
₹60k rent every month for 5 years — bas ho gaya yaar, finally taking the plunge. I'm eyeing SLS Elite Homes for an investment property. Builder ka track record on construction quality, especially during the under-construction phase, kitna reliable hai? Site visits pe kya kya dekhna chahiye to gauge quality? Aur later on, resale value aur tenant attraction ke liye, clubhouse facilities kitni important hoti hain? Ya sirf ek fancy add-on hai? Does this actually impact ROI for investors?
₹8k for maintenance, just three months after possession at SLS Elite Homes, is too much, yaar. Clubhouse abhi tak functional nahi hai, swimming pool bhi band hai. Builder ne bola tha world-class amenities milengi. Resale value pe kya impact hoga, aur tenants ko kya bolenge? Kisi aur ne bhi yeh maintenance charges vs. actual service quality issue face kiya hai?
SLS Elite Homes — we're seriously considering a 3BHK there for the kids. My main worry is construction quality after hearing horror stories. Are there issues with cracks or seepage after a year? Also, is the clubhouse actually used, or just sits empty? My wife wants good facilities for the children, but I'm not sure if they deliver.
SLS Elite Homes – we bought into the dream of quiet living for our retirement years. Kids have moved out, so we didn't need a huge place, just something manageable with good amenities. The brochure showed a fantastic clubhouse and serene green areas, but honestly, what we got is a joke. The 'clubhouse' is barely functional, and the landscaping is already looking neglected, actually. Maintenance charges are high, but the service feels non-existent. Are all builders like this? Did anyone else face such a huge gap between promise and reality with SLS Elite Homes or other projects here? Just wondering if it's just us...
