Been looking for 8 months now and it's getting exhausting. Last year around this time I was so confused between Investor Signature Villa Phase 2 and Supertech Neerajanil. Ultimately went with Investor Signature, got possession in March. Honestly, builder ka track record bahut dekha tha. Neerajanil ke construction delays sunke bahut darr lag gaya tha, aur ab jab andar aake dekha toh samajh aaya ki under-construction ka gamble kitna real hota hai. My friend took a flat in Neerajanil, still waiting for possession, aur builder bas dates pe dates de raha hai, no clarity. Possession status is such a big deal, I wish I'd stressed this more. Even in Investor Signature, amenities kaafi time laga setup hone mein, like the gym was promised by handover but took another month. Is this normal for new societies? Ya sirf mera hi experience aisa raha hai with builder commitments?
Got possession of my Supertech Neerajanil flat in March, thought I was done with big payments. Honestly, the number of hidden charges post-OC is crazy. They never mentioned half of these during booking, just kept saying 'all inclusive'. Now there's this IFMS charge, club membership fees, and even a 'maintenance setup fee' that wasn't clear at all. My final cost jumped way more than expected, almost ₹2.5L after all these small charges piled up. It's frustrating when you budget so carefully for an investment. Did anyone else buying in Supertech Neerajanil face similar nasty surprises with the final total cost? What did you guys do about it? Feeling a bit cheated tbh.
Did a site visit to Supertech Neerajanil last week. Honestly, the project looks decent on paper, but I'm worried about their RERA compliance. Sabko pata hai Supertech ka track record kaisa raha hai, especially with past projects. Is this one actually clear, ya sirf paper pe hai? From my experience, builder ka legal status directly impacts possession timeline and ultimately, mera ROI. I think it's a huge calculated risk. Everyone talks about the price point but ignores the red flags. Change my mind.
3 rent hikes in 18 months, I'm fed up. Supertech Neerajanil ka possession date phir se push ho gaya. Investor point of view se, yeh delay kitna impact karega ROI pe? Kya inka delivery track record theek hai?
Are Supertech Neerajanil's advertised amenities just for show, ya? Brochure mein swimming pool, club house sab bade bade claims the. Kids chale gaye, so we wanted a decent society with actual facilities, not just promises. Ab lag raha hai maintenance cost itni hai par facilities bilkul zero. Kisi aur ne bhi yeh difference notice kiya hai?
Been looking for a solid investment in Noida for months now, aur Supertech Neerajanil pe nazar hai. I know, builder ka track record sunke darr lagta hai, especially being in real estate myself – I see all the hidden catches. Everyone talks about capital appreciation potential, but honestly, what's the *real* resale market like for a project like this, post-possession? Will it be liquid, ya phir ghost society ban jayegi with high investor ratio? Prices around ₹1.15-1.35 Cr seem fine, but the delivery risk is huge. Should I trust the current promises for a good ROI, or is it just another trap? I'm not sure if the potential upside justifies the builder's past. Give me your honest, off-the-record opinions. Disagree? Tell me why.
Possession mil gaya Supertech Neerajanil ka March mein, but the promised rental income timeline puri hil gayi. Brochure mein kuch aur tha, reality kuch aur. Mera ROI calculation pura off ho gaya. Should I even hold this property now?
Budget finalised, loan pre-approved – ab Supertech Neerajanil par atka hoon. Noida mein as an investment dekh raha hoon, price ₹1.15-1.35 Cr. Builder ka track record thoda mixed suna hai. Kya Neerajanil time par deliver hoga ya delays ka issue rahega? Investor perspective se, capital appreciation ka kya scene hai 5-7 saal mein? Matlab kitna return expect kar sakte hain? Aur resale market kitni liquid hai? Kahin ghost society na ban jaye, end-users kitne hain yahan? My first property investment hai, thoda nervous hoon. Koi insights de sakta hai kya? Kya ye sahi call hai ya aur options dekhun?
Kids have moved out, so I'm selling my big house near Pari Chowk. Looking at smaller flats in Noida now. Honestly not sure about under-construction projects anymore. Supertech Neerajanil looks good on paper, but so many delays I've heard. Amrapali Silicon City has some ready-to-move options. Price difference hai, but peace of mind bhi toh important hai, right? Plus, resale value might be better in ready projects. Don't need the headache of following up with builders. Maintenance charges ka kya scene hai in both? Anyone living in either society? Which one is better for an empty nester like me? Koi tips do, please. I want something manageable.
₹1.5 Cr for Shivkala Apartment, but Supertech Neerajanil's under construction. Is the lower price worth the possession risk? Which has better ROI potential in Noida, given the current market?
