ATS One Hamlet vs Eldeco Sylvan View - Noida?

So, I'm looking to upgrade to a bigger place in Noida, need at least a 3BHK. Wife wants a good society, safe for the kids, you know? Been checking out ATS One Hamlet and Eldeco Sylvan View. Eldeco is nice, but is it worth the premium price? What do you think about the actual usable carpet area in both? I heard ATS has better floor plans, less wasted space. Ready to move is ALWAYS better than promises.

Okay I'll be honest – I'm tired of these under-construction project delays. I work in real estate, so I know what builders don't tell you. I'm seeing so many issues with OC, it's scary. I'm looking at S & U Golden Nest since it's ready to move. Eldeco Sylvan View looks fancy but the price, matlab, is insane! Is it really worth that much more? Honestly not sure about the ROI on that kind of investment. I'm also thinking about carpet area efficiency. Do these high-end projects actually give you more usable space, or is it all super area vs carpet area games? Anyone have actual experience with both? Which one would you recommend for a family?

Selling the ancestral home, downsizing in Noida...

Okay I'll be honest — I underestimated how much prices vary even within Noida. Kids have moved out, don't need such a big place anymore, you know? I'm looking at Eldeco Sylvan View, it's ready to move, but Rudra Buildwell Jagdambe Apartments is much cheaper. Matlab, is the risk worth it for the lower price? Considering my age, ready possession feels safer. Has anyone else faced this dilemma? Which society do you think has better resale value down the line?
