Visited Gaursons Grandeur last weekend. Really impressed with the society, but prices sunke thoda shock laga. I'm fed up of renting, so finally taking the plunge. For an investor like me, kya lagta hai iska capital appreciation potential? Builders ka track record toh sahi hai. Also, rental yield kitna expect kar sakte hain? Kahin ghost society toh nahi ban jayega? Resale market mein liquidity kaisi hai? Want to understand the long-term picture.
Noida properties — the super area vs carpet area games are just insane. I'm looking at 3C Lotus 300 and Gaursons Grandeur. For Lotus 300's price range, the carpet area percentage feels so low. I work in real estate, but buying for myself, it's still frustrating seeing these numbers. Gaursons is better, but their resale market isn't as liquid. Builder trust is a big deal for me. Anyone faced issues with promised carpet area vs actual delivery in these? Or opinions on their actual resale potential?

My 3BHK ka living room feels smaller than expected, even with good carpet area. Builder often counts weird corners. Always check actual usable space for furniture, not just the number. ₹1.14 Cr for Gaursons Grandeur vs ₹6.64 Cr for 3C Lotus 300 – itna bada price jump worth it hai kya? Both projects Noida mein completed hain, so possession ka tension nahi hai. I'm currently in a 2BHK, thinking of upgrading to a 3BHK. Meri main query total cost of ownership pe hai, not just the advertised price. Gaursons mein base price kam lag raha, but maintenance, stamp duty, aur hidden charges kitne add honge? Lotus 300 ka toh entry hi bohot high hai, uska total cost kitna jayega? Plus, for 5-year appreciation, which one makes more sense as an investment? Is that premium segment really delivering better ROI in Noida? Not sure if the higher price justifies the long-term gains. My lease ends in 4 months and I'm seriously considering Gaursons Grandeur for a 3BHK upgrade. Currently in a 2BHK in Sector 137, already have a home loan, so this move has to be worth the premium. The listed price, around ₹1.5 Cr for a decent unit, seems high. Is it genuinely good for daily living, ya fir sirf glossy brochures mein achha lagta hai? Amenities like the clubhouse and gym, are they actually maintained and used? Or just show-off? Aur society ka vibe kaisa hai, friendly community hai ya sab isolated rehte hain? Not sure if the price jump justifies the actual experience.
Society formation aur RWA ki politics ne dimag kharab kar diya hai. Gaursons Grandeur mein maintenance charges ka kya scene hai? Old societies mein RWA kaafi strict ho jaate hain. Nirala Greenshire abhi ban raha hai, toh wahan ka future RWA kaisa hoga, kaun jaanta hai? Kids chale gaye, ab bas peaceful life chahiye, low maintenance. Kya karein?
Been tracking Gaursons Grandeur from Dubai and honestly, the price point seems high for what it offers. Log bolte hain achha appreciation hai, but real capital appreciation kitna hua hai past few years mein?
