Been looking 6 months. Currently 2BHK, eyeing Orris Carnation 3BHK. Is their children's play area actually usable, safe, or just a token inclusion? Is the premium justified for that?
Orris Carnation Residency mein elevators ka kya scene hai daily? I work in real estate, but buying for myself is different, so I'm looking beyond brochures. My main concerns are operational realities. Firstly, elevator quality and maintenance response time – dekha hai kitne projects mein lifts hamesha kharab rehti hain. Is it full flat power backup for elevators? Secondly, children's play area – is it actually usable and safe for kids, ya just a checkbox? Aur water supply, tank capacity kitni hai? Tanker dependency toh nahi hai? Off the record, I want to know real-user experiences. Which of these issues should I be most wary about here? Your honest input is appreciated.
My lease ends in 4 months and I'm fed up of renting. Landlord just raised rent again, so finally taking the plunge. Looking at Orris Carnation Residency, but I'm worried about the amenities. Brochure mein toh sab dikha dete hain, but real mein kitna use hota hai? Especially the clubhouse aur sports facilities. Are they actually maintained and used daily ya bas showpiece hain? Aur kids play area ka kya haal hai? Is it safe and usable, ya bas ek chhota sa corner? EMI vs rent math is clear, but I need to know if the lifestyle matches.
Since January I've been shortlisting flats in this city. Upgrading from my 2BHK in Sector 56, Orris Carnation Residency seemed like a solid 3BHK option. But honestly, the 'luxury amenities' from the brochure are a total letdown after moving in. The clubhouse is half-finished, the pool's always dirty. Is this common for residents here? Did anyone get what they were actually promised?
₹1.5 crore for a 3BHK at Orris Carnation feels a lot. Currently in a 2BHK, thinking of upgrading. Is construction quality really good long-term? Sunte hain ek saal baad seepage issues aate hain.
Visited Orris Carnation Residency last weekend, and it seemed decent. Honestly, I'm really confused about the power backup. The sales guy said 24/7, but does that mean full flat or just common areas and a few points? My parents keep saying builders always over-promise on this. What's the reality like after moving in? Also, water supply reliability is a big concern for me. Gurugram often has tanker issues. Is Orris Carnation's tank capacity sufficient, or do residents end up relying on tankers regularly? Not sure what to look for in the agreement for these specifics.
What are the real construction quality issues people face after moving into Gurugram projects? I'm looking at places like Orris Carnation Residency for my first home, and my parents keep warning me about build quality. Site visits pe sab theek lagta hai, but friends say cracks, seepage, ya fittings ki problem common hai after a few months. Honestly, I'm not sure what to look for during a final walkthrough. Is it common to find bad elevator maintenance or water pressure issues later? Any tips on what to inspect thoroughly before possession, ya phir koi checklist hai for snagging? Not sure agar builders fixes karte bhi hain properly. Pls share your experiences.
Orris Carnation Residency — I'm seriously considering a flat here for my first home. Site visit pe toh sab sahi lagta hai, par I'm really worried about security systems once you actually move in. Builders promise 24/7 CCTV, proper visitor management, sab kuch, but is it really effective on the ground? Honestly, sometimes I feel like it's mostly for show. My friend in another Gurugram society complains about guards sleeping or not checking properly. Does the visitor entry system actually get used, ya hawkers just walk in? Power backup for security equipment bhi important hai. Kya Gurugram societies mein security bilkul solid hoti hai ya mostly naam ki hai? Thoda nervous hoon. What's your experience with security in similar projects?
Visited Orris Carnation Residency last week. Fed up of renting, but parking allocation is a big worry. Builders promise reserved, but later it's often lottery-based. Kya Gurugram mein reserved parking milna possible nahi? Post-possession headache hai kya? Maintenance charges high hain, still no clarity.
The actual usability of amenities after moving in is a huge factor for resale, something I'm realizing now. Just got possession of my 2BHK at Orris Carnation Residency a few months back. The clubhouse looked amazing in brochures, but it's pretty empty most days. Makes me wonder if the premium for these facilities actually translates into higher rent or future sale price. Security also feels a bit lax with visitor management. Am I the only one seeing this? Does anyone else find their society's clubhouse barely used?
