Selling the ancestral home, downsizing in Noida...

Okay I'll be honest — I underestimated how much prices vary even within Noida. Kids have moved out, don't need such a big place anymore, you know? I'm looking at Eldeco Sylvan View, it's ready to move, but Rudra Buildwell Jagdambe Apartments is much cheaper. Matlab, is the risk worth it for the lower price? Considering my age, ready possession feels safer. Has anyone else faced this dilemma? Which society do you think has better resale value down the line?
