Vihaan 107 vs RN Royal Apartment: Better ROI?

So, I'm looking at ready-to-move options in Noida. Vihaan 107 and RN Royal Apartment are both on my radar. Vihaan is pricier, but is it worth it? I'm thinking long-term appreciation, not just rental yield. Anyone have experience with resale value in either of these societies? Also, what about carpet area efficiency? RN Royal seems to offer more space for the price. But Vihaan claims better amenities. Which ones are actually USEFUL, though? I don't want to pay for fancy stuff no one uses. Shaurya Alstonia is better for families despite the hype.

Vihaan 107 sounds fancy, but Alstonia's carpet area efficiency is better. Kids' school admission is easier nearby too. Change my mind, but that's my take.
