Ivory County vs Realtyvision 4th Ave - Noida advice?

Guys, I'm finally taking the plunge and buying a house in Noida! Fed up of renting, yaar. Been seeing landlord hike every year. I've been checking out Ivory County and Realtyvision 4th Avenue. Big price difference, right? Ivory County is like, super expensive. Worth it? Realtyvision is cheaper, but ready to move. Which is better for a family, you think? Okay, controversial opinion but isn't Realtyvision 4th Avenue kinda overhyped? It's ready to move, sahi, but the price per sqft seems way too high. I'm looking at Sai Elite Galaxy too, and it's cheaper, but under construction. My parents keep saying ready-to-move is safer, but honestly, is it worth the extra cost?
